Concrete settlement is a growing issue at marinas across the United States. This problem isn’t unique to Legasea, but is common in facilities built on wet, sandy, or silty soils across the United States. Located near waterways, marinas are especially vulnerable to soil erosion, void formation, and slab or foundation settlement due to constant exposure to moisture. At the Legasea Marina, concrete slab settlement had become a persistent issue. Previous attempts to address the problem involved tearing out and replacing the sunken slabs, but these repairs failed to stop the surrounding concrete from continuing to settle. The result was a hazardous environments for workers and the vessels. Trip risks increasingly became an issue, as did the unstable surfaces for the forklifts regularly transporting boats ranging from $50,000 to over a million dollars. Each pass of a forklift over the compromised slabs worsened the situation and deteriorated the slabs further, making a reliable, non-disruptive solution critical.
JACKCRETE of Virginia was brought in to resolve the problem without repeating the ineffective cycle of demolition and replacement used previously, or the ineffective use of asphalt overlay sometimes chosen in marinas. Instead, the team used TerraThane™ 24-003 polyurethane to inject beneath the settled slabs, targeting the perimeter area—roughly 20 feet around the previously replaced sections. These injections filled voids and densified the underlying soils, lifting the slabs back into position from below.
The settled slabs were restored to grade without the need for any demolition. The process was completed with zero disruption to marina operations, preserving both the concrete and the safety of the site in only 2 days.
As marinas across the country continue to face similar settlement challenges, this project demonstrates how polyurethane injection concrete lifting can offer a reliable, minimally disruptive solution.
